I have 670 FICO/75K salary/first time buyer/not a lot to put down?

My people of Detroit area..PLEASE PUT ME OUT OF MY MISERY. Tell me, where can/should I buy a house? (not detroit :)



What price range should I look at in our jacked up market to pay $1100/month OR LESS (preferably less). I have school loans and can%26#039;t afford more. I am going crazy!! I keep switching cities. Everytime I see I house I like it%26#039;s too much money... $150k and up. I love a house right now that%26#039;s 165k. Completely empty. I have no idea if I can get them down...I don%26#039;t have a bunch of money for a deposit.

I would get out of Michigan if I were you; that place is a sinking ship. My husband and I just moved from Troy, MI to Frisco Texas and we couldn%26#039;t be happier. Michigan is a rip off. There%26#039;s nothing there, it%26#039;s depressing as hell, any property you buy there is going to be a money pit, it%26#039;s expensive (for WHAT?? Nothing!). You can get a lot more for your money elsewhere in the country.



I can give you the address of the place we used to rent in Troy if you want. We just moved out ten days ago. The landlady rents for 1,100k/mo. but the place is for sale for 160k. You%26#039;d have to be crazy to pay that much for a house in Michigan unless you really love it there, but I suggest you open your mind to other parts of the country.



Either way, don%26#039;t let that realtor pressure you. She is working for you, don%26#039;t forget that and don%26#039;t let her forget that, either.



Oh and sellers don%26#039;t expect to get their asking dollar for the house. The expect a reasonable counter offer(s). Make sure you know what your top dollar is and do not go over that. I agree with the first poster. All they can say is no. Often they will try to meet you halfway. Don%26#039;t go over your set top dollar though.

The good thing about now is most sellers are EXTREMELY motivated to sell because it%26#039;s a buyer%26#039;s market. If you see a house for 165k you can probably get that down, maybe even to 140k or less you never know until you ask. A friend of mine who does real estate just closed a deal that she negotiated down for her clients $100,000!! Your agent sounds like she sucks. If you had any profits from the first sale you have to buy the new house in a specific timeframe or you pay higher taxes on it. Ask a tax preparer about that. Repair credit by being on time with payments. If you have credit cards, pay most off but do not close them. It is called living beyond your means. First look at your taxes they seem high but CA has a state tax so could be true. Your rent is way to high for your income and you should be able to cut your food and misc back. I would suggest either a second job or a roommate unless you want to live on little food and going nowhere. You have left out major expenses like 401K, emergency fund saving, renters insurance, vacations, gifts.



Try for a better job since you have student loans you should be able to earn a living, if not find a second job until you improve job skills.

As for who to use, my mortgage guy was great and was recommended by a family member who use to sell real estate. His name is Mark Bowers and he works for Community Bank of Dearborn, which is located in Dearborn on Michigan Ave. He spent time educating us and encouraged us to not fall for a gimmick like %26quot;get a $200000.00 loan for $500.00 a month%26quot;. Alot of my friends fell for gimmicks, spent more than they could afford and now are filing bankruptcy because of the market and job loss. ARM loans are tricky because eventually the terms change.



Also don%26#039;t believe the adage that a house is an investment that you will be able to profit from - that type of housing market is non-existent right now and it will take 5 to 10 years before the local economy starts to bounce back.



Owning a house is expensive, underbuy so that you can afford to live on less than you make. Plus you will be amazed how much money a house will consume and most of that you will never make back in a return.



Be careful you will be approved for a lot more than you can spend, don%26#039;t get caught up in bigger is better. I would recommend a bank or credit union over a mortgage broker. Many states do not regulate mortgage brokers, and brokers recently took a lot of heat in the press over some of their practices. Most brokers are honest people, but there are enough bad ones out there to make me pause before using one.



As a closing attorney, I often saw brokers steer buyers to the mortgage that will earn the broker the best commission, not the mortgage that is best for the buyer. Buyers ended up paying higher interest than they would have if they had used their local banks. Another common practice was switching a fixed rate mortgage for an adjustable rate mortgage at closing. The buyers applied for and were approved for a fixed mortgage. However, when they sat at the closing table, the buyers were asked to sign a rider that changed the mortgage from a fixed rate to an adjustable rate. If the buyers refused to sign, then the mortgage company refused to fund the purchase. This type of scam always resulted with a mortgage broker; I never witnessed same when someone used their local bank.



Ask any closing agents or real estate attorneys you know about who is easy to work with in your area. Generally, brokers or lenders who the title professionals found difficult to work with were the same ones who ripped-off their clients. Additionally, those who were easy to get along with usually took care of their clients. The same held true for real estate brokers and agents, as well as surveyors and appraisers.



Another thing to consider is the trend of home prices in Detroit. If prices are falling, then buying now could be a bad idea. You could end up with a house and mortgage worth less than what you paid, or even less than what you owe. That will make it even harder for you to sell the house when that time comes because you - not the buyer - will have to pay the difference between the sales price and what you owe.



Also, since your only debt is law school loans, I assume you are an attorney or will be soon. If you see anything suspicious, then report it to the proper regulatory body. I did that for years and was always ignored. However, the FBI, the IRS, and several Florida agencies are now investigating all the fraud that took place in Florida. Anyone connected to the real estate industry is now under investigation. I was informed I was cleared early due to my reporting the fraud I witnessed. The investigators are especially targetting attorneys. Since we cannot claim that we were unaware of the law, we make easy targets. - Insist upon having the appraiser certify the appraisal to you. That way, if the appraisal is over valued, you can sue the appraiser.



- Have a %26quot;mail out closing%26quot; - one where the closing agent sends you the documents to sign. Insist you have court/a deposition/anything to avoid physically appearing to close. This will give you time to read everything and allow you to spot if someone has inserted documents that fundamentally change the terms of your deal. Trust me, you will need the time.



- If possible, get a %26quot;non-recourse loan.%26quot; If you are foreclosed upon, the lender generally cannot go after you for the difference in the house%26#039;s value and the amount owed on the mortgage.

I think you need to sit down and talk to him if this is the only problem you can figure out ways to cut expenses and even if he cant help money wise he can help with the laundry and the cleaning and etc all of those things are worth your time too. First gather all your bill and know how much you need to pay every month, that also including credit card bills. With credit card, you need to include the higher of minimum due OR the month interest accrued. Don%26#039;t forget the auto insurance or any other insurance (or let%26#039;s just say things you pay every six months or annually), and find the monthly amount for those bills. As for groceries and gasoline, you will need to start to see how much you need every month by tracking your spending. Now you are ready to total all the monthly amount required. Second, take your take home pay (after tax), and starting to subtract all the bills need to be pay. I hope is not a negative number. Okay, if you still have 15% of your income left, that is good. That means you live within your means. Save up all the 15% to a savings account. If you like to save even more than 15% of you take home pay, or you are negative after you deduct everything, start review your bills. Maybe your cell phone plan can cut down to $35 a month instead of $150 a month. Start to cut down the unnecessary stuffs. Start tracking your spending and know where your money is. If you owe more than one credit card, start paying off by focus on the highest interest rate first.



After you get a grasp of how to budget, start to look at bigger picture and focus on paying off your debts. Such as credit card debts...

My advise to you is to divide which parts of that budget are the ones that you will be tempted to overspend on (mine are going out to eat, entertainment, clothes . . .) and the ones that you would never be tempted to overspend on (mortgage/rent, car payment, insurance . . . ).



Then add up the safe (like mortgage/rent) ones, and make sure you have that much in your bank account at the beginning of every month. You use your checks and debit cards for these ones.



Then get an envelope for each temptation spending one (like clothes), and write (in pencil because you%26#039;ll no doubt need to make adjustments) the amount you want to spend every month on it.



Get cash and fill up each envelope at the beginning of each month. Then you only use your debit cards and checks for the bank account ones, and spend cash (from your enveloped) on the other stuff.



It%26#039;s nice because you don%26#039;t have to keep track of all your spending, but it makes sure you don%26#039;t overspend. Just make sure you also make a %26quot;RANDOM%26quot; envelope for when you run out of one envelope early.
