When is it a good time to buy a house? I am looking in Corona or Riverside CA.?

I have been living at home for the last 4-5 years or so to save up money, pay off my school loans, and now to buy a house. I have saved up quite a bit and i currently have no debt.

I%26#039;m afraid if I buy a house now the prices will continue to drop. I%26#039;ve seen people who have bought just 6 months ago (aug 07) already lose their home because the price dropped below what it was worth.

When do you think it will be a good time to buy a house? Keep waiting? I keep reading that home prices are going to continue to crash... Buy a house and lowball the seller?

When is it a good time to buy a house? I am looking in Corona or Riverside CA.?

Hey There, if you are planning to buy now is a good time to start because is a buyers market, also buying a house is a long term investment, there is lot of perks go can get at this time, please let me know if I can assist you, my advised is for you to get a REO or short sale property do not get a house that is at a fair market value, because they might drop in value but if you are able to get something that is 5-15% lower that the market price is going for you are safe, remember the market eventually will turn around.

When is it a good time to buy a house? I am looking in Corona or Riverside CA.?

as soon as we go into a depression will be a good time if you can afford it.. the real estate is gonna keep dropping and i would wait till summer and see what it looks like then. i still search out looking for what i wanted to buy. riverside is a really nice area was out there last nov 07 i have family there and they all love it..good luck

When is it a good time to buy a house? I am looking in Corona or Riverside CA.?

The answer is simple. Please don%26#039;t listen to all the amateur economists that want to tell you what%26#039;s going to happen in the market. The bottom of the housing market will be reached when buyers just like yourself decide it will. Once consumers start to buy again, that is where the bottom will be.

The time to buy a home is when you are in a financial position to do so; when you can comfortably make the payments on a home priced so that you can afford it. Homes are supposed to be long term investments. Saying that people lost their homes because they bought 6 months ago and the price dropped is a copout. The truth is that they decided to walk away from their obligations because their dreams of an instant ATM machine disguised as a house didn%26#039;t pan out. If you have the house you want and you plan to stay long term, movements in the market don%26#039;t make a bit of difference. Buy when you find what you want, at the price you want. Ignore everyone else, including me.

Why has my credit score gone down?

I%26#039;ve made a years worth of car payments - on-time, never late.

And I opened up one credit card which is revolving and current. There are no derogatory items on my report, and I%26#039;m current on my school loans.

Why did my score go down 30 points?

Isn%26#039;t it the credit reporting agencies responsiblity when it comes to monitoring these things?

Why has my credit score gone down?

The very fact that you applied for and received a credit card would be enough to bring it down 30 points. I would suggest not sweating such a small anomaly and keep watching as it will start to climb again

Why has my credit score gone down?

Perhaps it%26#039;s an error. Contact the reporting agency.

Why has my credit score gone down?

Credit scores are affected by a number of things. On time payment isn%26#039;t sufficient, by itself, to improve your score. Oddly, you may not have enough credit or too much!

Some things to consider are 1) What is the total limit on all of the cards you own? 2) What is your ratio of available credit to used credit? 3) How long you have had credit. A card, or loan with a history of one year will not have the same weight as three years of payment on a loan, etc. 4) Have you been shopping for a loan, etc.? The number of inquiries affect your score also. There%26#039;s a whole lot more, but this should give you an idea of the complexity involved in calculating your score.

Here%26#039;s a link to Experian%26#039;s site , which discusses scoring; http://www.experian.com/consumer/credit_...

Why has my credit score gone down?

I don%26#039;t know what my credit score is, but when i tried applying for a loan a few weeks ago i was told i have a bad credit rating. I don%26#039;t understand why, but was told that everytime your refused a loan your rating goes to bad, also if your a tenant or living with parents you have a poor credit rating. So, they%26#039;re some things to consider. Best thing to do is to ask the bank/credit agency your using to look at your individual circumstances rather than looking at your credit report :)

Opinions/advice PLEASE!?!?

i recently(4 months ago) took a job working as a recpetionist/escrow assistant, i thought this job was nice at first. but ive come to realize i hate it. i want to look for a new job bc 1)pay. i realize the $1300 a month sounds great on paper but doing my own taxes on it leaves me with about $800 a month to live on(i have tons of bills, plus school loans to kick in soon). 2) the drama that goes on here is killing me, im not even part of it i just hear about it all. 3) the work load is more than i expected...and i dont feel i was properly trained and 4)im youngest by 20 years(i really dont have the chance to talk to anyone my age while at work)!! i really like my bosses(the one who hired me is a friends mom) and i want to stick around to help but this isnt at all like i thought it would be. any opinions/advice on leaving or finding a way to be happier here. i dont mean to ***** and moan about this stuff but im really stressed over it all. i really appreciate it!!

Opinions/advice PLEASE!?!?

i think you need to talk to your boss, explain your position is not complaining, but that you need a solution. If the job is more than you signed on for (most are) and you don%26#039;t like it, find something else and make sure your position can be filled and that your desk is clean and organized when you leave (that%26#039;s all you can do)

FYI, from someone who has learned much about %26quot;new jobs%26quot; this year - go for what makes you happy, not the $$$, it will follow eventually, better to be happy than rich (sad, but true)

Opinions/advice PLEASE!?!?

Start job hunting now. The average job search takes about 4 months start to finish (finish = new job found and starting it). You don%26#039;t have to tell anyone you%26#039;re looking, but you should definitely start putting your resume up on the big job boards and sending it to some places that look interesting. You might also consider talking to a job recruiter who can help you assess your strengths/weaknesses and find a perfect position for you (this is not something you pay for, fyi. if they try to get you to pay, leave and go somewhere else).

Just stick it out at your current place of employ until you%26#039;re able to find something better. Even if you don%26#039;t find a place to make more money, you need to be happy at work. No one your age, and lots of catfighting and drama do not make you happy, obviously, so it%26#039;s time to go elsewhere!

I wish you the best of luck!

What are the steps in buying a new house? (Fresh out of college!)?

Straight out of college and relocating to NC. Annual salary in the $60%26#039;s.

My credit has issues from some time ago (about $2K), along with open tax debt to the IRS (%26lt;$1K) though I have no credit cards or associated debt or school loans.

How do you determine housing price ranges?

How do you overcome %26quot;not-so-great%26quot; credit?

What about %26quot;buying%26quot; points?

What are the steps in buying a new house? (Fresh out of college!)?

Your debt to income and the loan amount vs. the interest rate determines what you can afford. Basic projection is your total monthly debt payment cannot exceed more than 50% of your gross monthly income.

You do not need to worry about the time on the job issue as long as you are employed in a related field to what you studied in college. The contract for your new employment will suffice.

Depending on your credit and how bad it actually is will also determine what LTV (loan to value) you qualify for. You can expect to pay off any outstanding judgement you have, but your other collections more than 24 months old can be ignored with many lenders.

There are literally thousands of loan programs you probably qualify for and speaking to a Loan officer and having them reveiw your credit is the best initial step to take.

What are the steps in buying a new house? (Fresh out of college!)?

ask your lender to do a profile for you. This will tell you what you need to do to repair your credit, how much you can borrow, and if you need to buy points. It may not be as bad as you think. Also, ask for first time homebuyers programs. Most lenders will require you have at least 1 year job history but you might be able to get around that if you have a job commitment letter.

What are the steps in buying a new house? (Fresh out of college!)?

First thing ANYONE will look at is your credit report. Pure and simple.

If you are serious about buying, a creditor will ask you to explain every little detail of your past credit problems to them and it can be very embarassing.

Get that straightened out first. Then talk to a realtor and look at many, many properties. Search the web on what the state inspector requires for NC for a person to be certified. I say that so you can be on the look out for things when you%26#039;re viewing a property - roof issues, termites, insects, overhanging trees (which could be dangerous to your home), electrical upgrades, equipment upgrades, flooring, walls and how to spot home-made repairs.

I learned a ton of information just by following several of my home inspectors around. Very very informative.

With the advancement of the WWW, you can research just about any nightmare a homeowner has had.

When it comes to financing, go to the forums @ www.richdad.com. That forum site is absolutely FILLED with investors who give free advice (most don%26#039;t try to buy or sell - they just give advice). Look at the different ways you can creatively finance your home. There are a 1000 different ways. I usually walk away from a buy with money coming back to me from the seller (usually, it%26#039;s the other way around for conventional financing.)

Why do many people Travel So Much by airplane and what abut health and financial concerns?

So many people i see like to travel .. Example Japanese, Europeans, Americans..I don%26#039;t travel except i have traveled to mexico about 4 times in my life because relatives are there. and this last time i got ear damage that has remained up to now( 6 months later).. i get so much pain always.. i don%26#039;t want to risk it more.. So i don%26#039;t ever want to travel again. Soo why do other people travel so much and get no injuries? Also why they travel so much, don%26#039;t they have any school loans or things to pay..or are they rich? My kind of people( poor people )we never travel to exotic things like many other people do. Example: you guys go to Hawaii, Europe, asia etc. I feell like i%26#039;m dying with debt already so i don%26#039;t understand how other people can travel..

Why do many people Travel So Much by airplane and what abut health and financial concerns?

they make more $ than you

Why do many people Travel So Much by airplane and what abut health and financial concerns?

Not everyone who travels has the extra money just lying around. They save up money just for the trip. It%26#039;s not a waste of money if it%26#039;s something that enriches your life. Some people, me included, feel more fulfilled after having gone on a trip and treated myself to something exotic like Hawaii. However, if you do have medical concerns, you should see a doctor.

Why do many people Travel So Much by airplane and what abut health and financial concerns?

Lots of people have the money to do it, so they just do it. I would, too, if I could. Why not? I love airplane travel, even though I%26#039;ve done it only a few times in my life. I don%26#039;t suffer much from inner-ear pain. It%26#039;s usually just a mild sort of weird feeling as the eardrums adjust to the pressure and I can make it stop by yawning.

Have you been to a doctor about the ear pain? You might have had an infection that damaged the inner ear, or it could be nerve related. I%26#039;ve never heard of airplane travel actually damaging the ear like that, so maybe there was something wrong already and the pressure just made it worse.

I know what you mean about being in debt! It%26#039;s my one curse that I think I%26#039;ll have the rest of my life, but it%26#039;s my own fault for making lousy decisions in the past.

Ladies, 20 to 25, on a mans finances?

I%26#039;m a recent graduate with school loans and had some slip ups with credit cards. I have a total debt of 40 grand. I have a good job now and I%26#039;ve stopped using my credit cards execpt for emergencies. But my question is will a women want to be with a man if he%26#039;s not willing to spend a lot of money on her at first. I want to get out of debt but I also want a relationship. Any thoughts...

Ladies, 20 to 25, on a mans finances?

I think any good woman would really respect your efforts to get out of debt!

If you seem to have problems with building a good relationship with a woman because she wants you to spend more money on her........she probably isn%26#039;t the type of person you%26#039;d want to spend the rest of your life with anyway!

Good luck on everything!

Ladies, 20 to 25, on a mans finances?

a good woman would understand. It%26#039;s not about gifts and trips...it%26#039;s affection and dedication that matter most.

Ladies, 20 to 25, on a mans finances?

If she isn%26#039;t she%26#039;s a money monger!

Ladies, 20 to 25, on a mans finances?

no

Ladies, 20 to 25, on a mans finances?

Is that a wad of twenties in your pocket or are you happy to see me?

Ladies, 20 to 25, on a mans finances?

well you should expain your situation to her if shes not understanding shes not worth it lol

Ladies, 20 to 25, on a mans finances?

Hold on here it has nothing to do with money. Doesn%26#039;t matter if the guy has a small wage or huge wallet, the personality he got. I don%26#039;t know what it like in the states? But here it not about money.

Ladies, 20 to 25, on a mans finances?

Just make sure she loves you for your heart and soul.

Ladies, 20 to 25, on a mans finances?

I agree with the first person, Lorraine.

Ladies, 20 to 25, on a mans finances?

i won%26#039;t mind, if the relationship is view to be serious and long lasting. but be careful, some guys are cheap and won%26#039;t change after the debt is paid.

Ladies, 20 to 25, on a mans finances?

I think that if you%26#039;re honest about your own financial situation, and showing that you%26#039;re trying to fix your past mistakes, many women of your age group will be receptive to this. After all, a lot of them are likely to be in similar situations: college loans, credit card debt, etc. Also, there are lots of ways to spend time with a woman and build a relationship that cost very little, or even nothing. Good luck to you!

Ladies, 20 to 25, on a mans finances?

I Agree with the first person i good women would understand, NOT every single women only cares and wants money and fancy things,I prefer love and time and affection

I could care less about how much money or how much my husband spends on me My husband is great with me shows me love everyday and is very patient with me

I have 670 FICO/75K salary/first time buyer/not a lot to put down?

My people of Detroit area..PLEASE PUT ME OUT OF MY MISERY. Tell me, where can/should I buy a house? (not detroit :)

What price range should I look at in our jacked up market to pay $1100/month OR LESS (preferably less). I have school loans and can%26#039;t afford more. I am going crazy!! I keep switching cities. Everytime I see I house I like it%26#039;s too much money... $150k and up. I love a house right now that%26#039;s 165k. Completely empty. I have no idea if I can get them down...I don%26#039;t have a bunch of money for a deposit.

I don%26#039;t even look at condos anymore. A West Bloomfield condo for 117k, with 3.5k taxes and 275 association fees is $1300/month. That%26#039;s crazy! (for me)

I am totally stressed. Help me people. I had it out with my real estate agent today. She is rushing me. I signed with her in August. She said I am never going to make a decision because there is too much inventory. If there is so much inventory, why can%26#039;t I freaking find what I want?!?

(sigh)

I have 670 FICO/75K salary/first time buyer/not a lot to put down?

Based on the information you provided, there are many mortgage options available to you. Please talk with a professional about this. If you figure out what your actual financing will look like, you%26#039;ll be in a better spot to decide what price you%26#039;re willing to pay for the new home. And knowing your true price, you%26#039;ll be able to focus on location and the intangibles that come with owning your own home. And that%26#039;s a lot more fun!

Live where you want, then find a house that%26#039;s affordable there. You want to be happy with your location, neighborhood, surroundings, and price. And yes, some areas are a little too expensive, like Bloomfield and Birmingham, so ignore them. There are some steals in Royal Oak, but again, decide your location on the intangibles (and proximity to work), then you%26#039;ll find the right deal there.

Don%26#039;t stress about it so much. Sometimes you just gotta let go. And that%26#039;s when you find the answers.

I%26#039;m a local guy. If you%26#039;d like, see my profile, check me out, and just send me an email. I won%26#039;t try to sell you a thing. But I will gladly help you determine how much you should spend.

Take care, good luck, and I wish you the best!

I have 670 FICO/75K salary/first time buyer/not a lot to put down?

well sounds like u love one house. remember the market is not good right now so it is a buyers market! if they askn for 165k offer 130k just to see where the seller is at. the worst they can say is no! but at least u will know where they r at! good luck!

I have 670 FICO/75K salary/first time buyer/not a lot to put down?

I would get out of Michigan if I were you; that place is a sinking ship. My husband and I just moved from Troy, MI to Frisco Texas and we couldn%26#039;t be happier. Michigan is a rip off. There%26#039;s nothing there, it%26#039;s depressing as hell, any property you buy there is going to be a money pit, it%26#039;s expensive (for WHAT?? Nothing!). You can get a lot more for your money elsewhere in the country.

I can give you the address of the place we used to rent in Troy if you want. We just moved out ten days ago. The landlady rents for 1,100k/mo. but the place is for sale for 160k. You%26#039;d have to be crazy to pay that much for a house in Michigan unless you really love it there, but I suggest you open your mind to other parts of the country.

Either way, don%26#039;t let that realtor pressure you. She is working for you, don%26#039;t forget that and don%26#039;t let her forget that, either.

Oh and sellers don%26#039;t expect to get their asking dollar for the house. The expect a reasonable counter offer(s). Make sure you know what your top dollar is and do not go over that. I agree with the first poster. All they can say is no. Often they will try to meet you halfway. Don%26#039;t go over your set top dollar though.

I have 670 FICO/75K salary/first time buyer/not a lot to put down?

I have a friend who is looking to sell a condo in Clinton Township that pays around 1,000 a month with taxes, association and everything. Let me know if you%26#039;re interested. The good thing about now is most sellers are EXTREMELY motivated to sell because it%26#039;s a buyer%26#039;s market. If you see a house for 165k you can probably get that down, maybe even to 140k or less you never know until you ask. A friend of mine who does real estate just closed a deal that she negotiated down for her clients $100,000!! Your agent sounds like she sucks. If you need a new agent let me know, I don%26#039;t sell real estate, but I know a lot of people in real estate that specialize in first time buyers. For a mortgage go to Quicken Loans/Rock Financial, they have hands down the best customer service and they%26#039;re in Michigan so you%26#039;re helping support your economy.
